A land development project is the legal and technical document required to restructure land units - to divide, consolidate or change their boundaries. We handle the whole process from initiation to municipal approval.

When a property cannot be divided without a project

A land development project is the legal step between the intention and the new land units.

A land unit cannot simply be redrawn on paper. Division, consolidation and boundary rearrangement all happen through a land development project approved by the municipality. The project has to demonstrate that each new unit has access, sufficient area and a permitted use consistent with the spatial plan.

In practice most of the time goes not into measuring but into approvals. We prepare the project so the municipality has no reason to send it back, and we handle the correspondence with the institutions involved on your behalf.

    Municipal approval

    The municipality evaluates the project and approves it by formal decision.

    Cadastral survey and registration

    Once approved, we survey the new boundaries on site and register the data in the Cadastre.

Typical duration

Important to know

  • A land development project may only be prepared by a certified specialist with insured professional liability.
  • If the property is mortgaged, written consent from the mortgage creditor is required before the project can proceed.
  • Where several owners initiate a project, costs are usually shared in proportion to the area of each property.

When is a land development project required?
Most often when dividing a land unit into several parts or restructuring boundaries between properties. The exact cases are set out in the Land Development Law and municipal binding regulations.
When is a project not needed?
No project is required if the boundaries are not changing - for example, when only restoring existing boundaries on site. In some cases a cadastral survey alone is sufficient.
How long does the whole process take?
Typically 3–6 months. Most of that time goes on obtaining municipal conditions and approval, rather than on developing the project itself.
Can I divide a property held in joint ownership?
Yes, but it requires agreement from all co-owners or a court ruling. Dividing joint ownership into separate real parts is one of the most common purposes of a land development project.
